Step 1 - pick a lot
There are 20 lots to choose from, unless there is a SOLD or UNDER CONTRACT sign on the lot. In this case, someone else has already beat you to it, so act quickly so as not to miss out!

Step 2 - pick home plan
We have created and custom-designed a range of sizes of homes each with its own special character. There are some with the 3rd-floor observatory for panoramic views of downtown cityscape and the famous Mississippi River that you can watch the Natchez steamboat crawl downstream as you sip on a glass of wine watching the sunset!
If you don't see a plan you like we are happy to design a custom tailored home plan design for an added cost as detailed below.

We can custom design a plan unique to you! Together we will custom tailor a home design that takes into consideration every detail based upon your needs, wants and budget. This custom design is an up-charge and costs are detailed below in the cost sheet.

Over the years, we have curated some incredible standard details and design profiles, such as our award-winning facades and the craftsmanship of our millwork.
With regard to interiors, this is an element that is constantly evolving. Our team has hand-picked award-winning finish packages that follow a unified design story and theme. All of the hours of trial-and-error and product research we have done is just one more part in our pursuit to simplify your experience while allowing you to customize your home!

Step 4 - get financing
We have a preferred lender that we recommend, as they offer very competitive rates. Since they are our preferred lender, they are already familiar with Maritimes and will give you red-carpet rapid and efficient service.
If you already have a bank that you have a good relationship with whom you feel would give you efficient, hassle-free financing, then great! We will work with your bank to get your financing. All they will require is a signed purchase contract. We can complete this when you come in to meet with us to discuss which finishes you've selected, including your lot and home design.

After we have received the following checklist items we can promptly begin assembling your dream home, with literally over one million parts and pieces, plus on average, about 100 men and women work together over the duration to finally bring you home!

pricing and upgrades
Lots
We sell home packages, not lots. If you select a lot on Belleville or Elmira the standard home pricing comes with the lot with no additional cost.

phase 1 Home plan pricing
Since there is such a variety of custom homes and lots, we find it more appropriate to meet with each potential buyer personally. Please call or contact us within the site to request pricing!
upgrades
For an additional cost, you can customize your home to fit your needs. A garage with or without a guest-house, a pool, or any adjustments to the design package.
Garage Only - $40,000
Garage + Guesthouse - $75,000

Pool - $50,000
finishes
If you select from our pre-selected finishes there is no additional cost. If you would like us to work with you to customize every detail and allow you to select your own finishes a design coordination fee of $5,000 will be added to the cost of the home plus any overages of the actual cost of finishes.
